Spring Air Conditioner 21 Point Inspection
  1. Check Thermostat – function, settings, location, batteries (not provided)
  2. Check/Lubricate Furnace Fan Motor (as applicable)
  3. Check Blower Motor Amps (as applicable)
  4. Check Filter System – clean/replace as needed (filter not included)
  5. Check contactor (clean as required)
  6. Inspect condenser fan motor and blades
  7. Check condenser coil (clean as required)
  8. Check compressor
  9. Check refrigerant line temperature
  10. Check evaporator temperature drop
  11. Check humidifier damper position (seasonal – summer closed)
  12. Check condensate pump/lines (clean as required)
  13. Inspect Electrical connections (tighten, and clean as required)
  14. Check Capacitors (for leakage function)
  15. Check electrical loads/current draw
  16. Clear debris from condenser
  17. Inspect service Valve
  18. Clean Blower (as required. Removal of blower not included)
  19. Inspect evaporator coil (clean as required if accessible)
  20. Locate/Identify system switch and/or breaker
  21. Check and advise on performance and air distribution
Fall Furnace 21 Point Inspection
  1. Check Thermostat – function, settings, location, batteries (not provided)
  2. Inspect Heat Exchanger (primary and secondary)
  3. Check/Lubricate Fan or Pump Motor (as applicable)
  4. Check Blower Motor Amps (as applicable)
  5. Check Filter System- clean/replace as needed (filter not included)
  6. Check Pilot Burner/Flame Rod (clean as required)
  7. Check Safety Controls (wiring condition application)
  8. Check and Adjust heat raise (as required)
  9. Test for carbon Monoxide (flue/atmosphere)
  10. Check humidifier damper position (seasonal – winter open)
  11. Inspect Gas Piping (code compliance)
  12. Inspect chimney/venting system
  13. Clean Burners (as required)
  14. Clean Blower (as required. Removal of blower not included)
  15. Clean secondary heat exchanger (as required)
  16. Check condensate pump/lines (clean as required)
  17. Check firing rate (adjust as required)
  18. Inspect Electrical connections (tighten/clean as required)
  19. Furnace: check system airflow
  20. Furnace: Locate/identify system switch and/or breaker
  21. Furnace: Camera inspection (as required)
All prices subject to 13% HST – Regular diagnostic fee $140/hr – *Extra charges apply after regular business hours, weekends & holidays – Additional equipment can be added (priced per plan)
